Habitat for Humanity is accepting homeownership applications

HUDSON–Columbia-Greene Habitat for Humanity (CGHFH), a non-profit organization committed to providing homeownership opportunities for average and lower income residents, will be accepting applications for its homeownership program through November 30. Currently, CGHFH has two projects under construction.

The first project is located in Valatie, and is a full-home rehab of an existing structure, and will become a 3 bedroom, 2 bath home of approximately 1,100 square feet.

The second project is located in Niverville, and is a 3 bedroom, 2 bath home of approximately 900 square feet.

The Niverville home is the inaugural build of CGHFH’s Rural Starter Home Initiative featuring simple to operate, affordable, all electric, high-performance dwellings that are efficiently designed for a predicted yearly energy need of only 12,616 KWH, about 1/3 that area’s typical comparable home. The estimated power usage will additionally allow the homeowner to install a roof-top solar system sufficient to power the entire house. To serve the needs of a greater number of local families in both Columbia and Greene counties, CGHFH expects to significantly expand its Rural Starter Home Initiative in the coming months.

The CGHFH homeownership program is for households with a total gross annual income of between 50 and 75% of Columbia County’s Area Median Income (AMI). The 2024 AMI for Columbia County is $106,400. This means that depending on size, families with gross annual incomes of between $53,200 and $79,800, and who additionally meet the CGHFH homeownership eligibility criteria may be considered for the two homes that are now under construction.

Habitat homeownership is based on an applicant’s: need for housing; ability to repay an affordable mortgage equal to 30% of your household income; willingness to partner on the construction of your home and other Habitat projects through Habitat’s “Sweat Equity” program.
